We’ll work together to establish a price based on the condition and upgrades of your home, recent comparable sales, and the current market demand. Don’t rely on automated valuations which batch data of recent home sales without regard for updates and intangibles. An accurate price depends on many factors, including:
- Home basics (size, neighborhood, basic stats) – Bedrooms, baths, garage spaces, etc.
- Updates and practical livability characteristics – Is it move-in ready? Does it have good flow? Is there good light?

Virtual Staging
At a fraction of the cost of full staging, virtual staging is an option to consider when selling. Virtual staging photos are edited by our photography team to show how the rooms of a home will look with furniture and décor. It can be difficult for some people to see an empty room and envision how it will look when fully furnished, so this is a very cost effective way to help a buyer with a vision, but the downside is that any potential buyers will not see the staging when they come to view the home in person which can create a disappointing experience.

Back then, she patiently answered all my questions, flagged potential issues, and advised me on making an offer to closing.
